The development at 2813 S Terry Ave sits beside Lake Lorraine in southwest Sioux Falls.

Lake Lorraine is the master-planned, mixed-use lakeside district in southwest Sioux Falls, built around a 33-acre private lake, and it's the neighborhood where 2813 S Terry Ave is listed for sale. This guide covers how the district came to be, what residents actually use day to day, and the schools and commute numbers that matter.

How a gravel pit became a lake

The land that became Lake Lorraine started as a sand and gravel excavation site nicknamed Terry Pit, and the sand from it helped build much of the 41st Street-era west side of Sioux Falls. The pit was gradually converted into a manmade lake over roughly 20 years, and the modern lifestyle center took shape starting around 2014.

The large-format retail center opened in late summer 2017, the farmers market launched in 2019, and 2020 brought two state firsts: South Dakota's first Dave & Buster's and Sioux Falls' first Hyatt Place hotel. Today the district mixes national retailers with lakeside dining, offices, rentals, and townhomes like this one.

What residents actually use

The lake is the point. A one-mile paved Lake Walk rings the water, and the strip around it is where the district's energy lives: dining, coffee, the hotel, and event space. For a resident of 2813 S Terry Ave, the lake walk is a short stroll from the front door, and the upstairs deck overlooks the water directly.

Because the district is mixed-use, errands and nights out overlap geographically. Aruma Tacos & Tequila, Big Lost Meadery & Brewery, Sakura Sushi, and Capriotti's are all within the district, alongside retail anchors like Hobby Lobby, Marshalls, and HomeGoods. It's the closest thing Sioux Falls has to a walkable lakeside town center.

Schools and the commute

This address sits in the Sioux Falls School District, feeding to Oscar Howe Elementary, Memorial Middle School, and Roosevelt High School. Boundaries change, so confirm current assignments with the district before relying on them.

Downtown Sioux Falls is about 4-5 miles by road, Sioux Falls Regional Airport roughly 8 miles, and I-29 is minutes west, which makes the southwest side a popular landing spot for people moving in from out of state.

"The lake is the point." If you're considering this townhome, the single best selling point to verify in person is the view from the primary suite deck, and it's easy to schedule.

The bottom line

Lake Lorraine offers something few Sioux Falls neighborhoods can: water views, a built-in lake walk, and a walkable retail and dining core, all inside the city. The townhome at 2813 S Terry Ave pairs that setting with two bedroom suites and a chef's kitchen, listed at $725,000.
