The district
A neighborhood built around water
Lake Lorraine is Sioux Falls' premier mixed-use development, anchored by a 33-acre private lake. The land was originally a sand and gravel pit known as Terry Pit; it was transformed over roughly two decades into the lake that gives the neighborhood its name, then into a lifestyle center with retail, dining, office space, and housing.
For residents of 2813 S Terry Ave, that means lake views from the upstairs deck, a one-mile paved lake walk for morning loops, and shops and restaurants you can reach without getting in the car.

On the water
A private lake with a public loop
The 33-acre lake at the heart of Lake Lorraine is private, but the mile-long paved Lake Walk around it is the district's most-used amenity. Benches and swings look out over the water, and the flat loop works for a morning run, a dog walk, or a sunset lap. From 2813 S Terry Ave, that loop starts a short walk from the front door, and the second-story deck looks straight over it.
In season, Flow and Paddle runs paddleboard, kayak, and pedal-boat rentals and classes at the lakefront. Because the lake is private, swimming, fishing, and independent kayaking are not allowed; on-water activities are organized through the developer and its contracted operators, so the current lineup lives on the district's own site.
The one fishing exception is real: the district hosts pop-up catch-and-release fishing classes with South Dakota Game, Fish & Parks that require registration, and the lake is stocked with largemouth bass, northern pike, and crappie.

Getting around
Close to work, close to the airport
The southwest side of Sioux Falls has grown fast for good reason: I-29 is minutes away, the West 41st corridor is packed with shopping and dining, and downtown is about 4-5 miles by road. Sioux Falls Regional Airport is roughly 8 miles away, which makes travel for work or family straightforward.
Lake Lorraine's on-site dining includes Aruma Tacos & Tequila, Big Lost Meadery & Brewery, Sakura Sushi, and Capriotti's, plus the farmers market during the warm season.

Living here
What it's actually like to live here
The rhythm of Lake Lorraine gets learned fast. Mornings start with lake-loop laps for the runners, the farmers market fills Saturday mornings in the warm season, and evenings land on decks with the water in sight or at a table on the dining row. The car stays parked more than it does in most of Sioux Falls, because the walkable part of the district is genuinely walkable.
The seasonal reality is honest too. Winters are real in South Dakota, and at Lake Lorraine the association clears the snow and handles the lawn, so a townhome owner trades the shovel for a predictable monthly fee. The heated garage at 2813 S Terry Ave starts the car warm in January. Spring comes fast, and patio season begins earlier than newcomers expect.
And the trade-offs are worth naming before you buy: it is attached living with association rules, guests park where the rules say, event nights bring crowds and traffic, and the lake is a look-and-enjoy amenity unless you rent from the on-water operators. Knowing all of it up front is what makes the address a good choice rather than a surprise.

Between them sit the retail row, the dining row, a Hyatt Place hotel, and Class A office space, which is what makes the district feel busy on evenings and weekends instead of empty.
